Preserving 41 Jefferson Avenue as a Public Beach in Perpetuity

In November of last year, the Nantucket Land Bank made a historic decision to acquire a 1-acre waterfront property at 41 Jefferson Avenue. This marked the largest transaction in the organization’s history, sparking considerable curiosity about the reasoning behind the purchase and the plans going forward for the beachfront property.

Opportunities to acquire north shore beaches are rare, and when 41 Jefferson Avenue became available, the Land Bank Commissioners recognized it as a once-in-a-lifetime chance to preserve this scenic stretch of beach—just steps from downtown—for both locals and visitors alike. What many didn’t realize was that the existing “public access” beyond the paved road was not actually owned by the Town; instead, it belonged to the adjoining property owners, who had generously allowed public use.  The potential sale of this property to a private entity would have risked compromising the public use of this beloved corridor to the ocean. The Land Bank’s ability to secure the Jefferson Avenue property not only ensures continued public access but expanded the use to include an additional 125 feet of beachfront for all to enjoy. The Town of Nantucket’s Department of Public Works graciously installed a boardwalk to increase access to the beach.

This summer we have been utilizing the buildings for Land Bank and Town employee housing until we are able to relocate the structures during the off-season. We are currently working with SMRT Architects and Engineers on a feasibility assessment to determine the best location for each unit. This mixed use allows the Land Bank to support Nantucket’s ongoing housing crisis while also opening the beach for public enjoyment. We are grateful to contribute to the island’s housing needs while continuing to prioritize the long-term vision of this beach as an accessible public space.

 

The Land Bank Commission’s future goals for this property include fostering accessibility with ADA compliant boardwalks, access to beach wheelchairs and additional beach parking. The Land Bank is dedicated to ensuring this prime coastal space will remain a public resource for generations to come. We look forward to sharing updates as our plans for this property are refined.
